Class No. 1: Your closing... the buyer/seller side... the lender side... and the 1031 Exchange made easier to understand (Commission Approval No. D111-2059)
This three-hour class will review closing and settlement documentation including settlement sheets, HUD I form, seller affidavit, tax and utility agreements, conveyance documents and the basics of the 1031 exchange including the necessary forms in connection with the 1031 exchange.
Class No. 2: Closing the problem property... with a bankrupt seller... with foreclosure in progress... with judgments and tax lien to clear from title... with probate issues (Commission Approval No. D111-2060)
This three-hour class provides an update concerning the new bankruptcy laws effective Oct 17, 2005 and reviews the foreclosure timeline based on state statute and addresses judgment and tax lien requirements and how to work with the IRS and finally reviews the probate flow chart when a seller is deceased and the interest needs to be conveyed at closing.
Class No. 3: Understanding the coverage of title insurance... insuring over burdens on real property... clearing title requirements... and receiving maximum protection for the buyer (Commission Approval No. D111-2057)
This three-hour class reviews the title commitment and the different policies issued to buyers and lenders in the market place as well as endorsements available to the buyer. In addition, the class reviews the real estate contract and how it can drive the protection afforded to the buyer. The deletion of the standard exceptions is explained as well as statute of limitations affecting title defects and a review of the entities capable of acquiring real property under Colorado law.
Class No. 4: Survey and Improvement Location Certificate Issues... legal description matters... Easement concerns and access problems

This three-hour class reviews the many ways real property may be described and develops how to write and draw a legal description as well as reviewing the many types of survey evidence products available and reviews a subdivision plat and condo map.
Class No. 5: Understanding your clients real estate taxes... closing costs... the proration of taxes... and escrow for liens

This three-hour class reviews the many government and quasi municipal taxing authorities in Colorado and how they collect their taxes. Tax certificates are reviewed and the closing documentation connected with taxes as well as the real estate contract and its provisions about taxes.
Class No. 6: Profiles of active title insurance claims and Ways to provide the real estate purchaser with maximum protection

This three-hour class discusses current title and closing claims and the reasons for these claims. An American Land Title Association video explains coverage and claims on a national basis while the class will discuss actual claims in Colorado.
Class No. 7: From Patent to present... a review of the real estate chain of title (Commission Approval No. D111-2064)
This three hour class reviews an abstract of title and explains the recorded history of a real estate chain of title and its many defects, liens and encumbrances as well as conveyance documentation.
Class No. 8: Colorado Common Interest Ownership Properties

This three hour class reviews the Colorado Common Interest Ownership Act as well as SB 05-100, which some provisions become effective Jan. 1, 2006. The class reviews condo maps and town home maps as well as plat maps. Declarations are dissected in the class and proper conveyance of common interest properties together with limited common elements is explained.
Class No. 9: Water and Water Rights Colorado Style made easier to understand (Commission Approval No. D111-2061)
This three-hour class reviews the prior appropriation doctrine practiced in Colorado, the history of water law in Colorado, the beneficial uses of water in Colorado, the methods to describe water rights as well as reviewing a water right decree. A water well update and State forms for wells are also provided.
Class No. 10: Public lands, rights of way, minerals, mineral reservations, mineral leases and mineral protection for the buyer and lender

This three-hour class reviews oil and gas leases, pooling and unitization agreements, documents that create mineral reservations, public domain lands and the leasing to exploration companies. Railroads and their impact on minerals in Colorado is discussed and the patent acts creating mineral reservations are reviewed. Mineral protection and the endorsements available is discussed as well as the costs to the buyer and the rationale to provide mineral protection to your buyer.
Class No. 11: Mechanics liens, escrow instruction and indemnity agreements (Commission Approval No. D111-2020)
This three-hour class reviews the mechanic lien laws in Colorado and their impact on real property as well as the need for mechanic lien protection for the buyer and lender. Closing document forms are reviewed including escrow instructions and indemnity agreements and the reasons to create these type of escrows at your closing.
Class No. 12: Colorado Water Wells and Groundwater

This three-hour class provides a detailed look into groundwater in Colorado and the State Engineers office when issuing well permits and well abandonment reports. Proper State forms for the registering and conveying of wells is reviewed. The prior appropriation doctrine and how it applies to groundwater is explained and a ground water right is reviewed.
